Office to Appartment Conversion and Fit Out
The project involved the full fit-out of a three-storey office block to create six self-contained residential apartments. Works included the formation of a new central party wall division on each floor, along with internal partitioning to create individual units. The building was fully serviced with new utility connections brought to site.
Each apartment was designed and constructed as a 60-minute fire-compartmented zone, incorporating a continuous fire blanket system within the attic space to achieve full compliance with Building Regulations.
Comprehensive refurbishment works were undertaken, including the installation of new kitchens and bathrooms, a completely new plumbing and electrical system, and high-efficiency heating solutions.
A total of 34 solar panels were installed on the south-facing roof to enhance energy efficiency and reduce carbon emissions, exceeding the local planning requirements.
Externally, three former parking bays were reconfigured to create a secure courtyard amenity space for residents. The building was also upgraded with new double-glazed windows throughout, improving both acoustic and thermal performance.
